Penang’s property market outlook for the first half of 2008 was not as robust as hoped by many real estate agents and property investors. Nevertheless, some real estate agents informed me that the property market is still buoyant with many foreign investors purchasing high-end properties.

This maiden article will focus on locations deemed to be auspicious in Penang during the second half of this year. Penang Island can be divided into eight sectors. The North East Sector covers George Town, Air Itam, Pulau Tikus, Gurney Drive, Tanjung Tokong and Tanjung Bungah. Sungai Nibong, Gelugor, Batu Uban, Bukit Gambier and Jelutong Causeway fall under the East sector. In the South East Sector, the areas are Bayan Baru, Bayan Lepas, Bukit Jambul and Relau.

North Sector

Penang island’s dragon vein energy is running from South to North. In view of 2008 being the year of the rat, there is bound to be a significant positive occurrence at the North Sector during the winter season from November 8 this year to February 4, 2009. In the first half of this year, there was already a temporary setback (between may 5 and Aug 8 ) due to clashes of the fire and water elements. The months between August and October this year have been a transitional period. From November 8, 2008, the sign points to improvements.

North East Sector

George Town is located in the North East district. George Town retains many colonial-era shop houses and buildings. Although properties in this area are not high in demand, conservation of these buildings is getting popular with most investors buying and turning the area into a food and beverage haven. George Town has the potential for long-term investment. Pulau Tikus, Gurney and Tanjung Bunga, which are famous for super condo and high-end property investment would only experience moderate or slightly below moderate scale of property transactions compared to 2006 and 2007. Year 2009 will favourable to this area.

East Sector

The East sector covers areas from Macallum Street, sub-urban of George Town to Jelutong Causeway and continues from Batu Uban to Queensbay. This area is the most vibrant area and highly recommended for property investment. This is because the mouth of the Prai River opens up to the East of Penang, allowing the chi to accumulate at the opposite side, notably the eastern sector of the island. Inflow of the river from the Northeastern direction is very auspicious from 2004 to 2016. As such, there is no doubt that 2008 is favourable to this sector.

South Sector

Although Sungai Ara, Batu Maung and Teluk Kumbar boast a topography flanked by hills on three sides and a crescent-shaped bay to conserve chi energy, there is unlikely any further development over the next six months to come (despite some small on-going projects) due to the existence of “Three Killing Energy” at the South Sector in 2008.
